Which areas do you cover on Costa del Sol?

Our standard coverage runs from Málaga (Playa Peñón del Cuervo) to Marbella.

Extended coverage (e.g., Estepona, Sotogrande and the Gibraltar area) may be available upon request, depending on location and response requirements.

How often do you inspect the property?

Inspection frequency depends on your plan and how the property is used. Inspections are scheduled and documented. Additional visits can be arranged if needed.

What’s included in each plan — and what’s not?

Each plan is built around defined routines: documented visits, clear reporting and predictable communication. We outline inclusions clearly before onboarding — and we do not bundle unclear “extras”.

What costs extra?

We keep costs transparent. Your monthly plan covers the defined oversight and coordination scope. The following are typically charged separately (with owner approval where relevant):

  • Contractor invoices, materials and repair costs (paid by the owner)
  • Work outside the included scope (e.g., large projects or extended site supervision)
  • Additional inspections / call-outs beyond the plan routine
  • Key duplication, lock changes, special access arrangements (if required)
  • Extended-area travel (outside standard coverage), if agreed
  • Emergency handling outside normal expectations (case-by-case)

We always confirm the scope and cost basis in writing before proceeding.

How do repairs and contractor costs work?

Repairs and contractor work are owner-approved. Costs are paid by the owner directly (or passed through transparently). Residoa coordinates and supervises — we don’t hide margins in maintenance.

Do you hold keys — and how is access handled?

Yes. Key holding and access management is handled securely and documented. Access is coordinated and controlled — never informal or ad-hoc.

What happens if something urgent occurs?

We handle urgent issues calmly and with structure: assess the situation, coordinate the right action, and update you with context. Priority handling is available under Full Local Representation.

How quickly do you respond?

We aim to respond within 24 hours on business days. Urgent issues are handled with priority escalation and clear updates based on the situation and the chosen plan.

Do you support short-term stays?

We can support responsible short-term coordination where it is legally applicable and aligned with community rules. Residoa does not market properties, manage bookings, set pricing, or act as a booking platform.

How does onboarding work?

Onboarding starts with email, so everything is documented and easy to reference. We’ll ask a few structured questions about your property and how it’s used.

After that, we agree a short call time in writing and confirm scope, routines and the appropriate plan.

How do payments and invoicing work?

Plans are invoiced on a monthly basis. Payment is typically made by bank transfer. Any pass-through costs (e.g., contractor invoices) are kept transparent and documented. Specific preferences can be confirmed during onboarding.

Can I cancel or change plan later?

Yes. You can upgrade or downgrade if your situation changes.

If you want to cancel, the plan can be terminated at the end of a calendar month, with a minimum of 14 days’ written notice before month-end.

What reporting do I receive?

You receive structured updates based on visits and activity: clear status, photo documentation where relevant, and recommended actions when something needs attention. No guesswork.

Do you work with real estate agents (post-sale support)?

Yes. Residoa can act as a reliable post-sale solution for international buyers. We provide structured onboarding, clear oversight routines and a trusted local point of contact after completion.
